SURVEY TYPES

Mortgage lenders, financial advisors, solicitors and conveyancers all recommend that you get independent advice about the property you are about to buy. But all too often, survey reports have failed to deliver the information you need.

Your lenders’ valuation (often, incorrectly referred to as a “valuation survey”) is done by their valuer solely to allow them to assess the risk of their loan. The valuer may spend as little as 15 minutes on-site.

Upon completion of the report we will send you an electronic copy of the report. Upon receipt we are proud to be able to offer to arrange a mutually agreeable time and place to meet to discuss the reports findings, this can also be conducted by telephone or via skype if time doesn’t allow to meet face to face. This allows you time to talk through the reports findings directly with the surveyor who carried out the inspection and ask as many questions as you like.

PARTY WALL ACT 1996

The helpful bit…

If you intend to carry out building work in one of the following categories

  • Work on an existing wall or structure shared with another property
  • Building a free standing wall of a building up to or astride the boundary line
  • Excavating near a neighbouring building

Then you must find out whether that work falls within the Party Wall Act. If it does, you must correctly notify all affected neighbours by sending a Party Wall Notice.

If you have received a Party Wall Notice then you must respond correctly to avoid prejudicing your position.
