RESIDENTIAL BUILDING SURVEYS
What you need to know…..
A home is the most expensive purchase most people ever make. As an owner you will benefit from expert advice on the condition of your property – whether you plan to live in it, rent it out or sell it.
JDM Surveyors specialise in pre-purchase surveys of residential homes throughout Kent and the South East. Our clients include first time buyers, up-sizers and buy to let investors.
A clear, reliable and thorough survey helps you:
- Understand the condition of the home you are about to buy
- Know where the problems are and where they might be in the future
- Consider the implications of repair costs on the price you are paying
Mortgage lenders, financial advisors, solicitors and conveyancers all recommend that you get independent advice about the property you are about to buy. But all too often, survey reports have failed to deliver the information you need.
Because it’s the UK’s only quality controlled, fixed format full survey you can rely on your MiBuilding Survey report to help you make informed decisions about your new home. And because it’s written on ground breaking photo-driven surveyor software it’s competitively priced and delivered in a consistent and reliable format.
Your lenders’ valuation (often, incorrectly referred to as a “valuation survey”) is done by their valuer solely to allow them to assess the risk of their loan. The valuer may spend as little as 15 minutes on-site.
Your MiBuilding Survey surveyor is a residential property specialist who will carry out a thorough inspection and clearly explain the condition of each element of the building, and give you advice on the urgency of repairs and maintenance.
MiBuilding Survey and MiHomeBuyer Survey are suitable for all property types and offer you…..Clear and jargon free information and advice.
A detailed inspection to reduce caveats and exclusions at competitive pricing.
Upon completion of the report we will send you an electronic copy of the report. Upon receipt we are proud to be able to offer to arrange a mutually agreeable time and place to meet to discuss the reports findings, this can also be conducted by telephone or via skype if time doesn’t allow to meet face to face. This allows you time to talk through the reports findings directly with the surveyor who carried out the inspection and ask as many questions as you like.CLICK HERE TO FIND OUT MORE
PARTY WALL ACT 1996
The helpful bit…
If you intend to carry out building work in one of the following categories
- Work on an existing wall or structure shared with another property
- Building a free standing wall of a building up to or astride the boundary line
- Excavating near a neighbouring building
Then you must find out whether that work falls within the Party Wall Act. If it does, you must correctly notify all affected neighbours by sending a Party Wall Notice.
If you have received a Party Wall Notice then you must respond correctly to avoid prejudicing your position.
